Specialist risk assessment and monitoring program for development sites that are located over or adjacent to closed landfill. Includes review of historical landfill records, ground gas monitoring, and design recommendations.

A Phase 1 Environmental Site Assessment (ESA) involving a desktop review of site history to identify potential contamination risks. Required by councils and the EPA for land subject to potentially contaminating activities. No physical testing — desktop only.

A Phase 2 Environmental Site Assessment involving physical soil and groundwater sampling with laboratory analysis. Conducted where Phase 1 ESA identifies potential contamination risks requiring confirmation. Required for EPA works approval and remediation planning.

Feature contour survey of a vacant lot by a licensed surveyor. Provides all topographic information required for building design, including site features, boundaries, levels, and spot heights. ResCode compliant.

Feature and contour survey where an existing dwelling is present on site. Captures existing building footprint, services, features, and levels — required for extensions, KDR planning, and subdivision applications.

AHD (Australian Height Datum) levels survey by a licensed surveyor. Commonly required for drainage compliance, flood zone assessment, or when council requires site levels referenced to AHD. Levels only — no feature survey.

Re-establishment (boundary) survey for a vacant lot. Locates and pegs all legal boundaries of the property. Required before fencing, building near boundaries, or when existing pegs cannot be located.

Re-establishment survey where an existing dwelling is present. More complex than a vacant block survey due to existing structures, vegetation, and boundary encroachments that must be considered.

Bushfire Attack Level desktop assessment in accordance with AS3959-2018. Determines the BAL rating for the property based on vegetation type, slope, and distance from classified vegetation. Most cost-effective when ordered with a soil test. Accepted by most councils and certifiers for planning and building permit applications.

Standalone Bushfire Attack Level desktop assessment where no soil test is required. Same AS3959-2018 compliant report — just ordered separately. Suitable when soil testing has already been completed or is being done by another provider.

On-site BAL assessment for complex sites where a desktop assessment is insufficient — e.g. where vegetation type is unclear, topography is unusual, or council specifically requires a field-based report. Includes a physical site inspection by a qualified assessor.

A formal Bushfire Management Statement (BMS) as required by councils for planning permit applications in Bushfire Management Overlays (BMO) or Wildfire Management Overlays (WMO). Addresses siting, design, construction standards, and emergency procedures.

Current title search from the land registry — confirms ownership, encumbrances, easements, covenants and restrictions on title. Coordinated through our partner network with fast turnaround.

Confirms the approved stormwater drainage connection point for the property — required by councils and building surveyors before issuing a building permit. Sourced from the relevant water authority.

Shows the location of existing sewer and drainage infrastructure on and adjacent to the property. Essential for design work near sewer assets and required by water authorities prior to construction near their infrastructure.

Official planning certificate confirming all planning zones, overlays, and controls that apply to the property. Includes flood, heritage, bushfire, environmental, and development overlay information as registered on the planning scheme.

Official BYDA (Before You Dig Australia) search showing the location of all underground service infrastructure — gas, electricity, telecommunications, and water. Required before any excavation or drilling activity on site.

Official flood risk certificate from the relevant council or catchment management authority confirming whether the property is subject to flood overlay and the applicable flood levels. Required for building permit applications in flood-affected areas.
